Project overview

FMEX delivered a sensitively designed rooftop residential scheme, creating nine new flats above a Georgian terrace of mixed-use properties.

Located along one of London’s oldest routes, tracing the historic Roman Watling Street, the design responds to the area’s heritage while introducing a refined contemporary architectural layer.

The scheme was developed with a strong emphasis on proportion, materiality, and detailing, allowing the new addition to sit comfortably within the existing streetscape while clearly expressing its modern identity.

Key Features of the Project

  • Roof Extension: Construction of an additional storey providing nine self-contained flats, thoughtfully integrated with the existing building.
  • Planning Approval: Secured with strong support from the local authority, recognising the scheme’s design quality and contextual sensitivity.
  • Seamless Integration: Carefully designed to complement the original structure while maintaining its visual and structural integrity.

This project highlights FMEX Construction’s ability to deliver complex urban developments, combining design-led thinking with practical solutions to maximise residential potential in constrained city environments.

Completed to a high specification, the homes launched in January 2026 and saw strong demand, with 30% sold on the first open day. The scheme demonstrates how thoughtful, context-led design can unlock new residential opportunities on historically sensitive sites.
